Title Searcher Cover Letters

A title searcher conducts checks on a land/ property in terms of its transactional history, property share and other legal aspects pertaining to special tax benefits attached to it. He has access to public records and is usually employed with a private company providing title services. The kind of details to be searched here are like, if the previous owner has shared any rights over the property with any third party such as someone from his family, or the municipal corporation has any rights over portions of the property. Despite a thousand searches, there may still sometimes arise some contractual complications after the buyer has bought the property, like, someone may start claiming a pre-held share in the property. To protect the buyer from such nonsense, a title searcher, on behalf of his company, offers title insurance. Title insurance protects the new owners of a property from any third-party claims.
